How much does it cost to buy property in Spain?

On top of the property price: IVA 10% tax (new) or ITP 7% (resale), notary fees (~€1,000), registry (~€500) and lawyer (~1-1.5% of price). Total approximately 12-14% above the property price.

Can a foreigner buy property in Spain?

Yes, without any restrictions. You need a NIE number (tax ID for foreigners) and a Spanish bank account. We help with both.

What is the agency commission?

For the buyer — zero. Our commission is paid by the developer or seller. We charge no additional fees. The price you see is the price you pay.

Can I buy property remotely?

Yes. Many of our clients finalize the purchase without coming to Spain. We arrange notarial power of attorney, video presentations and handle formalities on your behalf.

What is the NIE number?

NIE (Número de Identificación de Extranjero) is a tax ID for foreigners. You can get it at the Spanish consulate in your country (3-6 weeks) or directly in Spain (1-2 weeks). We help with the procedure.

How does a mortgage work for foreigners?

Spanish banks offer mortgages to foreigners up to 60-70% of property value, for up to 20-25 years. Interest: variable (Euribor + 1.5-2.5%) or fixed (2.5-3.5%).

What are the annual maintenance costs?

Annual costs: IBI tax (€200-800), community fee (€50-300/month), insurance (€200-500/year), utilities. Total €2,000-6,000/year depending on the property.

How far is Costa del Sol from Poland?
